Why do I need an Energy Performance Certificate (EPC)?
EPC's are required by law because of European Legislation - The Energy Performance of Buildings Directive 2002191 EC. It states that all existing homes for sale in England and Wales require one, also new homes from April 2008 and from October 1st 2008 homes in the Social and Private rented sectors will also require an Energy Performance Certificate.
What does the E P C Inspector cover?
Our Inspector will consider many aspects of you property including the following:
- The age of your property
- Build type, has it been extended or other changes made
- Insulation in the walls & roof (assess to loft space needed)
- Heating and the hot water system
- Lighting (whether there are energy light bulb fixings)
- Windows (double or secondary glazed)
- Power supply to property (Gas, electric, solid or other)
Do I need to be present at the inspection?
Yes, or if this isn't possibly an adult representative would be sufficient.
How Long is an EPC Valid for?
An EPC for a dewlling that is being marketed is vaild for 12 months, however, an EPC for a dwelling that is being rented out is vaild for 10 years, or until a new EPC is prepared.
